What are the conveyancing costs to sell a property/buy a property?

Do you have insurance protection?
At Muse Conveyancing we hold Professional Indemnity Insurance against civil liablity in connection with all conveyancing work performed in the course of this business. This gives you, the consumer total piece of mind. Further details including a copy of the Insurance Policy Schedule, Amount of Cover and any relevant exclusions on the cover may be obtained upon request.

Is it in the Contract?

Make sure you know what you are buying or selling, which means discussing your expectations with your conveyancer and clarifying what has been included or omitted from the contract of sale. Don’t just assume that everything that you have viewed in the property will remain following settlement.

What are your time frames?

A good Conveyancer will explain the conveyancing process to you from the start including all critical dates that you need to be aware of. The actual time frame will depend on the contract of sale and other related intricacies, in some cases a property can be transferred in 30 days*

Do I need to add or remove any clauses to the contract?

Sometimes the smallest details can have a massive impact on the conditions for a contract of sale. This is where I come in and can review documents and ensure contract conditions are fair or need re-negotiation.

How do I know how much Land Transfer Duty/Stamp Duty I will have to pay?

When you purchase land in Victoria which may include a building you are liable to pay land transfer duty (also known as Stamp Duty) The duty that is payable is based on the market value of the property or the purchase price, whichever is greater.

How do I know how much Land Tax I will have to pay?

If you own property you may have to pay land tax. However if you live in your own home (your principle place of residence) it is generally exempt.

What is VOI and why does it need to be completed?

VOI stands for verification of identity.
 

The majority of the documents that you need to sign during the Conveyancing process will need VOI, this ensures that the people signing the documents are who they say they are.

Muse Conveyancing have a few options when it comes to verifying your identity.

Why should I look at purchasing title insurance?

Title Insurance is a good option to protect you from any unknown risks, these are risks that are not identified during the Conveyancing transaction and can cause financial loss to you, the owner.

 

Title insurance does not replace the need to retain a conveyancer. However the combination of title insurance with your conveyancer’s advice, will provide the most comprehensive cover available to protect your legal ownership in your home.

 

When you obtain title insurance cover for your property, you can relax knowing that you will be protected against actual loss suffered due to defects covered by our policies and you will be covered for legal defence costs and expenses,
